The resale market for aging condominiums is cooling fast, and the culprit is not just high mortgage rates. New data shows that buyers are increasingly steering clear of units built before the year 2000, largely because of the steep monthly homeowners association fees attached to them. The median older condo now carries HOA dues that are roughly double what you would pay on a unit built in the last ten years.
That gap is pushing many first-time buyers and downsizers toward newer construction, even if it means paying a higher purchase price. The logic is simple: a lower list price loses its appeal when the monthly carrying costs eat up the savings. For a buyer on a fixed budget, an extra three hundred dollars a month in association fees can be the difference between qualifying for a loan or not.
Sellers of older units are feeling the pinch. Many have had to drop asking prices repeatedly or offer concessions like paying a year of HOA fees upfront just to get an offer. Some are simply pulling their listings off the market and waiting. The problem is not just the fees themselves, but what they cover. Older buildings often need major repairs, from new roofs and elevators to updated plumbing and electrical systems. Reserve funds are thin, so special assessments are common, and those can hit owners with a five-figure bill out of nowhere.
Real estate agents in several metro areas report that the inventory of older condos is piling up, with days on market stretching well past the average. Meanwhile, new developments are moving faster, even with higher price tags, because buyers see the monthly costs as more predictable. Builders are also sweetening the deal with lower introductory HOA rates, which makes the comparison even starker.
The trend is reshaping how buyers search. Many now filter listings by year built before they even look at photos. And some lenders are starting to tighten rules on older buildings, especially those with deferred maintenance, making it harder for buyers to get financing at all. For owners of older condos, the message is clear: if you want to sell, you may need to price it like a fixer-upper, not a turnkey home. The market is no longer forgiving of aging infrastructure, and the monthly fee is the first number buyers check.
